You have had fun shopping for your new home and have narrowed down your choices to the home of your dreams.  It is in your price range; you love the neighborhood and want it to be yours as quickly as possible.  What’s next? 

After you have decided what you would like to pay, your agent will help you write a purchase offer.  Your offer will include the legal description of the property, the personal property included in the sale (such as window treatment, range, washer and dryer) as well as the terms of your financing and closing date. 

Your offer should allow you to cancel the transaction and get your money back if a professional inspection reveals problems with the house, if you are unable to get financing or if any other contingencies written in the offer are not met.

Your offer is accompanied with a check as your earnest money deposit.  This can be a significant deposit, sometime up to 10% of the sales price, to show your intention to complete the transaction.   Your check will be deposited in your agents Escrow account to be applied to your closing.

Your agent will submit your offer to the owner and he will have the opportunity to accept it as written, reject it as written, or make a counter offer to you.  You then have the same options; in fact there is no limit as to the number of times this can go back and forth. 

Once the price and terms are agreed upon, congratulations, you then have a contract to purchase your new home.   Now your Homebuying Team will help you with all the details from contract to closing.
